PAYMENT OF RENT, SECURITY DEPOSIT AND UTILITIES

Subscription

Agreement subscription includes use of furniture, fixtures, and fittings.

Fixed Term

This Tenancy Agreement is for fixed term. In the event the tenant decides to terminate this agreement before its expiry, then the Security Deposit will be forfeited. In such instances, tenant is liable to pay for commission to Company's agent and its representatives, where applicable.

Security Deposit and Advance Rent

Security Deposit is payable immediately upon signing of Tenancy Agreement. Deposit is security for the due performance and observance by the Tenant of all covenants, conditions, and stipulations on the part of the Tenant herein contained, failing which the Tenant shall forfeit to the Company the said deposit or such part thereof as may be necessary to remedy any such default.

Advance Rent is payable immediately upon move-in.

Return of Security Deposit

Company shall repay the said deposit within fourteen (14) to twenty-one (21) business days from the date of such expiration without any interest. This deposit shall not be utilized as set-off for any rent due and payable during the currency of this Agreement.

Fair Usage Policy

All utilities (e.g. electricity, Wifi, water and gas) are subjected to fair usage policy. To switch off lights, air-conditioners, and gas when not in use. If they are found to be switched on when not in use, a fine of $50.00 will be imposed.

Utility – Excess of $400.00

Company shall bear up to $400.00 for the monthly utilities. Any excess thereof shall be borne equally by the occupiers of the house. Tenant must settle excess utility charges within one (1) day of notification, with a two-day grace period. Late payments incur a 10% fee after the grace period.

Compliance with Singapore Laws

The Tenant shall comply with all applicable laws for entering and staying in Singapore, and without prejudice to the generality of this sub-clause:-

The Tenant shall produce to the Company for inspection the originals of all occupants’ identity cards/passports and other relevant documents evidencing their legal entry into and stay in Singapore before the commencement of this Agreement, and thereafter, before any new permitted tenant moves in; and

If the relevant Singapore immigration or work pass of an occupant expires during the term of this Agreement, the Tenant shall produce to the Company for inspection the originals of all tenants’ identity cards/passports and other relevant documents evidencing their legal entry into and stay in Singapore on or before the expiry thereof.

Indemnify the Company

To indemnify and keep the Company indemnified (against any fines, summons, convictions etc.) to the fullest extent as allowed by the laws of the Republic of Singapore, for any violation or non-conformance by the Tenant and/or permitted occupants, of the Immigration Act and/or the Employment of Foreign Workers Act.

Exclusion of Liability

The Company shall not be liable to the Tenant or the Tenant’s servants or agents or other persons in the said premises or persons calling upon the Tenant for any accidents happening, injury suffered, damage to or loss of any chattel / personal property sustained on the said premises.

No Unauthorized Occupants and No Overnight Stay for Visitors

The Tenant shall ensure that, at all times during the currency of this Subscription Agreement, only the authorized Tenant is permitted to occupy and stay in the said premise. Any unauthorized occupants in the room shall be deemed as trespassing and a police report will be lodged. Unauthorized occupants or visitors found staying overnight shall result in immediate forfeiture of this Tenancy Agreement. Visitors are to leave the premise by 10pm, provided that there is no nuisance or inconvenience caused to other tenants.

As-It-Is Condition

To accept the current condition and the current furnishing of the room and premises. Any additional item shall be at tenant’s own expenses and shall not be considered as part of the inventory list. No disposal of any item in the signed inventory list is allowed as they form part of the inventory list.

Maintenance of Features & Fittings

To keep the interior of the said premises including the sanitary and water apparatus and the furniture and the doors and windows thereof in good and tenantable repair and condition throughout this subscription period.

Cleaning and Upkeep of Premises

Tenant shall ensure to keep the room and house clean. The Tenant shall, where necessary to maintain the clean and sanitary condition of the premises, be responsible for engaging qualified professionals including cleaners and / or exterminators to remedy insect / vermin infestations, mould / mildew build-up or other odours at Tenant's own expense. Tenant shall ensure to take reasonable care of the premise in a tenant-like manner. This includes, but not limited to, performing regular cleaning of room and common areas, take care of clearing chokes and blocked drains due to usage. We will conduct regular inspection at the property. If the premise is found to be dirty, a one time cleaning fee of $300.00 shall be shared amongst the occupiers of the unit.

No Unauthorized Alterations

Not to make or permit to be made any structural alterations to the said premises. Not to hack any holes or drive any nails into the wall or flooring.

Access to Premises

To permit the Company and its employees and contractors to enter upon the said premises at all reasonable times by prior appointment (except in the case of emergency where no appointment is required) for the purpose whether of viewing the condition thereof or of doing such works and things as may be required for any repairs, alterations or improvements whether of the said premises or of any parts of any building to which the said premises may form a part of or adjoin.

Replacement of Key(s) and Access Card

To replace the key(s) and access card(s) at your own expense should any key(s) or access card(s) be lost or damaged.

Maintenance of Air-conditioners & Handywork

Tenant shall bear a mandatory monthly fee of $50.00, to be paid over and above the monthly rental. The fee will cover the aircon and handywork maintenance needed in the room/unit.

AIRCON

The quarterly maintenance of the aircon includes:

  • General aircon servicing and cleaning by our appointed aircon contractors in your room
  • General aircon servicing and cleaning by our appointed aircon contractors in the common area
  • Top-up of aircon gas, if needed
  • Chemical cleaning, if needed

Aircon maintenance is also inclusive of covering for major and minor repairs, replacement of parts and other expendable items if needed.

In the event that the room is locked during aircon servicing and/or any aircon schedule fix/checking, we reserve the right to use the spare key to open the door if the door is locked but in the event that tenant does not allow aircon technicians to enter the room and a reschedule is required, a rescheduling fee will be imposed. 

HANDYWORK

  • Any basic fixing (cost should be below $200) needed to keep the room in tenantable condition will be fixed without extra cost. (Example – doorknob change, faulty light, etc.)
  • This does not include repairs that has to do with beds and wardrobes.
Forfeiture of Rent and Security Deposit in the event of Early Termination

In the event that the Member has paid the rent and subsequently decides to forfeit this tenancy agreement before the expiration of the lease term, the Member acknowledges and agrees that both the paid rent and the security deposit will be forfeited.

Termination of this agreement shall not affect any accrued rights of the parties or their liabilities to each other as at such termination.

The Member may seek a replacement but to inform the Company at least 1 month in advance, and the new Member must fulfil all necessary payments and sign a fixed-lease period of at least 3 months for the initial Member to receive the Security Deposit back within the specified period after he/she has moved out.

One Week Warranty

The 1st-week warranty covers the break-down of electronic equipment and any other features which is part of the function of the property.

After the 1st week, any repair or replacement shall be at the cost of the tenant. Below are some scenarios for illustration:

$50 Admin Fee

One-time fee to be settled for every agreement. This is to cover the cost of the paperwork. You will receive a separate invoice indicating the instruction on how to settle this.

$30 Cleaning Fee

Tenant is required to pay one-time fee of $30 upon signing the agreement. The fee will cover the cost of basic cleaning of the room upon moving out.

There will be an additional fee of $200 if tenant left their trash, personal belongings and other items in the room, kitchen cabinet and other areas assigned to the tenant.

Cost is shared amongst the tenants in the unit, even though you may not use it.

 

 

Prompt Payment of Rent Fee

To ensure that the monthly Rent Fee is paid promptly.

Payment to Correct Account

To ensure that the fees are paid to the correct bank account to avoid service fee of $10.00 per erroneous transaction.

No Assignment or Subletting

Not to remove from the Premises any of the items, furniture and/or fittings except with the prior written permission of the Company and to replace any and all such removed items, furniture and/or fittings with similar articles of at least equal value or, if the Company so requires, pay to the Company the value of any of the items, furniture and/or fittings (or part thereof) which may be destroyed or damaged.

No Removal of Items

Not to assign sublet or part with the possession of the said premises or any part thereof. There shall be no right to sublet the premise. Any illegal subletting will result in immediate forfeiture of this Tenancy Agreement. The Tenant is liable for all terms in this Tenancy Agreement.

No Structural Alteration or Addition

Not to make or permit or suffer to be made any alteration or addition (structural or otherwise) to the Premises or any part thereof without the prior written consent of the Company.

No hanging of Pictures or Paintings

Not to hack any holes or drive any nails or anything whatsoever into the walls or to bore any holes into the ceiling without the prior written consent of the Company except where the same is reasonably done to hang pictures or paintings in areas where it is possible to do so. If this is done, the Tenant shall ensure that all nails and hooks are to be removed, holes patched and touch-up paintwork applied to reinstate such alterations to their original state at the end of the Term.

No Pets

Not to keep in the premise any dog or other animal or bird or pet.

No Smoking

No smoke cigarettes, cigars or similar tobacco products inside the Premises. A penalty of $200.00 will be imposed if you are found smoking in the house.

Use of Premise

Tenant agrees not to do or permit to be done in or upon the Premises any act or thing which may become a nuisance or annoyance to or in any way interfere with the quiet enjoyment of other adjoining occupiers or give reasonable cause for complaint from the occupiers of neighbouring premises.

Breach of Legislation

In the event of compositions, fines or levies being imposed by the relevant government authorities including but not limited to the Urban Redevelopment Authority and the Building and Construction Authority for breaches of legislation or regulations, the Tenant shall be responsible for prompt payment of the same where the offence/offending conduct is attributable to the Tenant.

Compliance with Management Corporation

To comply with all such rules and regulations and terms and conditions as may be imposed from time to time on occupiers of the building by the Management Corporation or other bodies (where applicable) for the proper management of the same.

Yield Up Premises

At the expiration or earlier termination of the Term, the Tenant shall peaceably and quietly deliver up to the Company the Premises, including such items, furniture and/or fittings, in similar condition as were delivered to the Tenant at the commencement of the Term.

To return the room in clean condition, free from waste. Failure to do so, the Tenant will bear the charges for cleaning and disposal fee of up to $400.00, as imposed by Company.

All items in the inventory list must be returned in good working condition. Missing or damaged items will be charged according to Replacement Costs in the Tenancy Agreement.

Renewal / Termination of Agreement

Tenant shall inform us at least 1 month prior to the expiry of this Tenancy Agreement. The Tenancy subscription is subject to review at the expiry of the lease term. Administrative charge for processing of renewal of Tenancy Agreement applies. Should Tenant fail to inform us by the stipulated timeline, the Company reserves the right to market the room and conduct viewings for the premise immediately, without prior notice.

Default in Rent

In the event the rent remaining unpaid after becoming payable (whether formally demanded or not), the Company reserves the right to claim interest at ten percent (10%) on the amount unpaid calculated from after the date due to the date of actual payment.

Your access to the premise may be disabled and we reserve the right to repossess the property, remove the items in the premise without prior notice, and immediately forfeit this Tenancy Agreement. The tenant is liable for all terms in this Tenancy Agreement.

Stamp Duty

The stamp duty on the original and duplicate of this Agreement and administrative charges payable shall be borne by the Tenant and shall be paid on the date of signing of this Agreement.

Compliance with Management Corporation

To comply with all such rules and regulations and terms and conditions as may be imposed from time to time on occupiers of the building by the Management Corporation or other bodies (where applicable) for the proper management of the same.

Viewing of Premise

During the One and half months (1 1/2) months immediately preceding the expiration or termination of the Term, Tenant is to allow the Company and its representatives to bring interested parties to enter and view the said premises for the purpose of taking a tenancy thereof.

Sale with Tenancy

During the Term, the Tenant shall permit persons authorized or accompanied by the Company to enter and view the Premises in the event of a prospective sale thereof. The said premise shall be sold subject to the tenancy created hereunder.

Right to Terminate

This Tenancy Agreement may be terminated by the Company upon the occurrence of any one or more of the following events:-

  • a) if the monthly Subscription, Security Deposit, Advance Rent, Excess Utilities, Handywork Repairs or any part thereof shall remain unpaid two (2) days after becoming due and payable (whether formally demanded or not); or

  • b) if, upon the Company giving notice to the Tenant of the Tenant's breach of any condition of this Agreement, and the Tenant fails to rectify such breach within two (2) days from the service of such notice.

Further, it is hereby agreed and declared that this Tenancy Agreement shall be automatically terminated upon the occurrence of any one or more of the following events, namely, if at any time during the Term:

  • a) any unauthorized occupant or visitor is found to be residing in the Premises;

  • b) if there is any change in the immigration status of the Tenant and the Tenant is no longer allowed to lawfully reside in the Republic of Singapore; or

  • c) if there is any change in the employment status of the Tenant and the Tenant is no longer allowed to lawfully reside in the Republic of Singapore,

in which case, the Company shall be entitled to forfeit such Deposit paid by the Tenant.

Eviction Procedure

In accordance with the terms outlined in the Right to Terminate Clause, the Company reserves the right to initiate an eviction process in cases of non-payment of rent or breach of tenancy terms. The procedure involves our team attempting to make contact with the Tenant by knocking on the door and announcing our presence and purpose. If there is no response after multiple attempts and waiting periods, we will enter the unit using a key. If the unit is empty, a notice will be posted on the door instructing the Tenant to contact the Company. If the Tenant is present, the payment status will be discussed. If payment is not cleared within three days, the Company reserves the right to dispose of the Tenant's belongings and is not liable for any loss or damages. The Tenant is responsible for ensuring prompt payment and communication to avoid eviction.

Governing Law

This Agreement shall be subject to the laws of the Republic of Singapore.

HOUSE SHARING ETIQUETTE

  1. Respect your house mates, their belongings and privacy. Treat them as you would wish them to treat you.
  2. Strictly NO Smoking in the house. (Fine $200.00)
  3. No pet.
  4. Switch off all electricity before leaving the house. Do your part to save the environment.
  5. Always clean up after yourself in communal areas.
  6. No heavy cooking.
  7. Clean up your pots, plates and cups immediately after each use. Do it as you use it.
  8. Empty the bin every night.
  9. Always keep your volume low. Be considerate.
  10. Please always dress appropriately in the unit as this is a shared living space.

Scope of Weekly Cleaning Service

Common areas:

  1. Vacuuming and mopping of floor
  2. General wiping i.e. Table, shelves and etc
  3. Cleaning of windows (if applicable) on the inside, door, mirror, glass panels/partitions on a once-monthly basis
  4. Toilet maintenance i.e. disinfecting, sanitizing, scrubbing, cleaning of floors, walls, bath tubs, bowls, wash basins and other fittings
  5. Kitchen maintenance i.e. general cleaning of stove, floor and dining area

Room:

  1. Vacuuming and mopping of floor
  2. General wiping i.e. Table, shelves and etc
  3. Cleaning of windows (if applicable) on the inside, door, mirror, glass panels/partitions on a once-monthly basis
  4. Toilet maintenance i.e. disinfecting, sanitizing, scrubbing, cleaning of floors, walls, bath tubs, bowls, wash basins and other fittings
  5. Straighten bedsheets
  6. Change bedsheet (Tenant need to provide fresh bedsheet and washing not included.)

Note:  Please note that cleaning session is once a week. There will be no cleaning session should the cleaning day falls on gazetted public holiday. There will be no replacement cleaning session.

REPLACEMENT COSTS

Below are the replacement costs if the item is deemed as beyond repair and needs to be replaced, at the end of the lease expiry.

At the point of check-in, please let us know if there are any missing or broken items that requires replacement or repairs during the 7 day warranty period. The itemized inventory will be sent upon your confirmation when you check-in.
